   In accordance with Chapter 551 of the Texas Government Code, this agenda has been posted on the official bulletin board at Weatherford City Hall and posted on the City website at http://www.weatherfordtx.gov within the required time frame. The Agenda Packet has also been posted on the City of Weatherford website at www.weatherfordtx.gov/agendas. All meetings of the Weatherford City Council, Municipal Utility Board, and other boards/commissions/committees of the City of Weatherford are open to the public. Public participation and written comments are invited on all open session business items.
   The Mayor/Chair requests that all electronic devices be silenced and phone conversations taken outside the Council Chambers. Weatherford City Hall is wheelchair accessible and special parking is available on the south side of the building. If special accommodations are required, please contact the City Secretary at 817-598-4202 a minimum of 24 hours in advance.
   The City Council, Municipal Utility Board, and other boards/commissions/committees of the City of Weatherford, as allowed, reserve the right to enter into Executive Session at any time during the course of this meeting to seek legal advice from the City Attorney on any posted agenda item as authorized by Texas Government Code, Section 551.071. Unless a Work Session Agenda, or otherwise indicated, action may be taken on any of the following agenda items.

Consider a request for final plat approval for Carus Estates, being 2 residential lots on approximately 12.576 acres of land, generally located on 700 W. Park Ave., City of Weatherford, Parker County, Texas. SBD-25-0005.

Suggested Action:

Hold a PUBLIC HEARING and consider a request by Bell Gems Inc. DBA S C Bell Construction, concerning a conditional use permit for a Contractor Office/Facility with Outdoor Storage, Including Vehicles and Security Guard Residence Use on an approximate 6.42-acre tract generally located at 2502 Old Brock Road, City of Weatherford, Parker County, Texas. CUP-25-0005.

Suggested Action:

Staff recommends approval of the Conditional Use Permit request subject to the following 5 conditions:

 

1. Hours of operation working on site: Mon. - Sun., 6 AM - 9PM

 

 

2. Temporary signs, banners, and other advertisements shall not be permitted on the property.

 

 

3. A 50 ft. buffer yard required for all new proposed development adjacent to residential use properties.

 

 

4. Truck traffic must be routed westbound on Old Brock Rd. to Dennis Rd. to enter and exit the site.

 

 

5. All drive approaches have concrete material, roughly 24 ft. in width and 60 ft. in length minimum.

Consider a request for preliminary plat approval for RaceTrac Weatherford, being 2 lots on approximately 7.341 acres of land, generally located at the northeast corner of Ric Williamson Memorial Highway and Interstate Highway No. 20, City of Weatherford, Parker County, Texas. SBDP-25-0003.

Suggested Action:

Because the zoning map amendment necessary to complete this subdivision as proposed is recommended for disapproval, staff recommends disapproval of the proposed preliminary plat. If the zoning map amendment necessary to complete the subdivision as proposed is approved, staff recommends that this preliminary plat be approved.
